How accurate is Zillow’s Zestimate? In our area, if you’re in a neighborhood where all the houses are of similar size and age, the Zestimate can get within 10% of market value, which is fairly accurate.

In historic areas, however, your house could be up to double what the Zestimate says.

Keep in mind that the Zestimate is a number spit out by an algorithm that only takes into account certain basic characteristics such as size, age, and the number of rooms in the house.

"The Zestimate cannot factor in any improvements you’ve made to the home. "

Zillow has no idea if you’ve made tremendous improvements to the house that would greatly increase the value such as a new kitchen, floors, windows, and similar.


The best way to determine the actual value of the house is to have an experienced and effective real estate broker come out to your house and give you an analysis.
