Here are five inexpensive things you can do to maximize your home’s price before taking it to market:

1. Clean and eliminate any odors from pets, smoking, or dirty relatives. If you have dogs—like I do—you might be “noseblind” to their smell, but buyers won’t be.

2. Add a fresh coat of paint. This is probably the least expensive thing you can do, and it will bring you the largest return on your investment, next to cleaning.

3. Consider installing new flooring. If you need new flooring, I recommend installing it before putting your home on the market. Luxury vinyl tile (commonly referred to as “LVT”) is very popular right now, so if you can afford to install that, you’ll get a great return on your investment.

4. Improve your curb appeal. Make the front lawn look the best you can. Good landscaping can raise a home’s selling price by as much as 10%.
