Compared to 2022, the numbers for April show:

  1. There were 134 less properties listed
  2. Average sales price increased by about 5.2%
  3. Homes sat on the market for an average of 14 more days

However, when compared to the combined average Days on Market for January, February, and March 2023, April decreased by 7 days. 

What does this mean?

Although days on market has slightly increased since last year, homes are selling faster than they were in the previous quarter, which points to more buyer demand: lower days on market = higher demand. Typically, as the temperature increases, so do home sales - and so far this season is no different. With higher home values and higher buyer demand, now is right the time to list a home.
